VILLA MONTE DAS MARGARIDAS

1. Our villas are booked upon request made through our website using our booking request form, found on our homepage and on each villa's page. As an alternative, you can also contact us by phone.
2. If your dates are not flexible, we recommend checking availability first by using the search function on the Our Villas page or by visiting each villa's own page.
3. After submitting a booking request you should usually expect a reply within a couple of hours (maximum).
4. If your dates are available and no other condition applies, your booking request will be processed and we will provide you with all procedures and necessary details.
5. We will provide you with the corresponding booking form and rental contract (booking conditions) for your reading and agreement.
6. After agreeing on the booking form and rental contract (booking conditions), guests must proceed with the booking deposit payment. By doing so, guests automatically agree to all booking terms and conditions.
7. Payments are always to be performed in EUROS (€) according to the schedule below.
8. On every payment an invoice and receipt will be issued and sent to the guest's e-mail.

• 50% of the total price with the booking (booking deposit)
• 50% of the total price 90 days before arrival (balance) — for bookings up to 7 nights
• 50% of the total price 120 days before arrival (balance) — for bookings longer than 7 nights

1. 50% deposit on booking.
2. 50% balance 90 days before arrival (for stays up to 7 nights) or 120 days before arrival (for stays longer than 7 nights).
3. For booking purposes and by Portuguese law (Lei n.º 23/2007) guests must provide their ID details to SpringVillas prior to arrival.
4. Parties, meetings, weddings, or other events are expressly forbidden, unless expressly authorised by SpringVillas in writing.
5. SpringVillas accepts no responsibility for personal injury to guests, or loss of or damage to the villas or for other matters over which SpringVillas has no control. Notwithstanding, SpringVillas has a civil liability insurance covering its activity.
6. SpringVillas is not responsible for any damaged, lost or stolen belongings of guests while they are staying at the villa.
7. SpringVillas is not responsible for any shortage or interruption of services provided by third parties such as electricity supply, water supply, internet and TV services, among others alike.
8. The villas are self-catering. This means SpringVillas is not responsible for supplying any groceries or household consumables, unless guests have specifically requested such an additional service.
9. Despite the outdoor swimming pool and hot tub being heatable all year round, their exact temperatures can never be guaranteed by SpringVillas, as there are many external factors that contribute and influence temperature, such as weather conditions and guest usage, especially in winter. SpringVillas is only responsible for ensuring the corresponding heating systems are in working condition.
10. While guests are staying at the villa, swimming pool and garden maintenance teams are allowed to enter the villa every week and at any scheduled maintenance time. Some temporary gardening jobs may occasionally be noisier than usual.
11. A damage deposit is required, due no later than 1 week before arrival.
12. Bookings cannot be accepted by persons under the age of 18 years.
13. SpringVillas reserves the right to cancel a booking should any major circumstance restrict, reduce or prevent the usage or rental of the villa, such as a natural catastrophe, an infrastructural issue, authorities' decisions, or owners' decisions over which SpringVillas has no control.
14. In case a cancellation is carried out by SpringVillas, the guest is entirely refunded of the rental price already paid to SpringVillas up to the cancellation day, within 8 business days. No further compensation is due by SpringVillas. SpringVillas will endeavour to communicate any such cancellation as far in advance as possible.

Stays of 7 nights or less

• Cancellations made up to 365 days before arrival — 10% penalty over the total price
• Cancellations made between 364 and 90 days before arrival — 30% penalty over the total price
• Cancellations made between 60 and 89 days before arrival — 50% penalty over the total price
• Cancellations made between 30 and 59 days before arrival — 75% penalty over the total price
• Cancellations made within 29 days of arrival — 100% penalty over the total price

Stays longer than 7 nights

• Cancellations made up to 365 days before arrival — 10% penalty over the total price
• Cancellations made between 364 and 120 days before arrival — 30% penalty over the total price
• Cancellations made between 90 and 119 days before arrival — 50% penalty over the total price
• Cancellations made between 60 and 89 days before arrival — 75% penalty over the total price
• Cancellations made within 59 days of arrival — 100% penalty over the total price

1. Guests are then refunded of the rental price already paid to SpringVillas, with the exception of any admin fees paid on booking, deducted in accordance with the applicable cancellation penalty above.
2. This policy applies in any circumstance. Therefore, SpringVillas recommends its guests take out appropriate travel insurance should they wish to be covered under unforeseen circumstances.
3. Any future changes to the booking dates are considered a cancellation, unless SpringVillas is able to re-sell the vacated dates to a third party, in which case SpringVillas refunds the guest the amount recovered.
