The outdoor spaces are the true highlight of this holiday villa. A heated swimming pool (9×4m, depth 0.9 to 2.2m) is the focal point, reaching up to 30°C and heated from April to October. The pool area is surrounded by the villa's beautifully kept gardens, with ample space to relax, enjoy al fresco meals at the outdoor dining area or challenge the family to a game of table tennis. 50% deposit on booking.
50% balance 90 days before arrival (for stays up to 7 nights) or 120 days before arrival (for stays longer than 7 nights).
For booking purposes and by Portuguese law (Lei n.º 23/2007) guests must provide their ID details to SpringVillas prior to arrival.
Parties, meetings, weddings, or other events are expressly forbidden, unless expressly authorised by SpringVillas in writing.
SpringVillas accepts no responsibility for personal injury to guests, or loss of or damage to the villas or for other matters over which SpringVillas has no control. Notwithstanding, SpringVillas has a civil liability insurance covering its activity.
SpringVillas is not responsible for any damaged, lost or stolen belongings of guests while they are staying at the villa.
SpringVillas is not responsible for any shortage or interruption of services provided by third parties such as electricity supply, water supply, internet and TV services, among others alike.
The villas are self-catering. This means SpringVillas is not responsible for supplying any groceries or household consumables, unless guests have specifically requested such an additional service.
Despite the outdoor swimming pool and hot tub being heatable all year round, their exact temperatures can never be guaranteed by SpringVillas, as there are many external factors that contribute and influence temperature, such as weather conditions and guest usage, especially in winter. SpringVillas is only responsible for ensuring the corresponding heating systems are in working condition.
While guests are staying at the villa, swimming pool and garden maintenance teams are allowed to enter the villa every week and at any scheduled maintenance time. Some temporary gardening jobs may occasionally be noisier than usual.
A damage deposit is required, due no later than 1 week before arrival.
Bookings cannot be accepted by persons under the age of 18 years.
SpringVillas reserves the right to cancel a booking should any major circumstance restrict, reduce or prevent the usage or rental of the villa, such as a natural catastrophe, an infrastructural issue, authorities' decisions, or owners' decisions over which SpringVillas has no control.
In case a cancellation is carried out by SpringVillas, the guest is entirely refunded of the rental price already paid to SpringVillas up to the cancellation day, within 8 business days. No further compensation is due by SpringVillas. SpringVillas will endeavour to communicate any such cancellation as far in advance as possible.

Stays longer than 7 nights

Cancellations made up to 365 days before arrival — 10% penalty over the total price

Cancellations made between 90 and 119 days before arrival — 50% penalty over the total price
Cancellations made between 60 and 89 days before arrival — 75% penalty over the total price

Guests are then refunded of the rental price already paid to SpringVillas, with the exception of any admin fees paid on booking, deducted in accordance with the applicable cancellation penalty above.
This policy applies in any circumstance. Therefore, SpringVillas recommends its guests take out appropriate travel insurance should they wish to be covered under unforeseen circumstances.
Any future changes to the booking dates are considered a cancellation, unless SpringVillas is able to re-sell the vacated dates to a third party, in which case SpringVillas refunds the guest the amount recovered.

We were a family group of six adults, and we found the villa had absolutely everything we needed. We didn't have a car, but the walk down to the town (and back up!) was fine for us. We used uber to travel back with heavy shopping a couple of times. The shade around the pool was very welcome, and we particularly loved the garden with its fruit trees and flowers beautifully laid out. There was plenty of space, and it was very peaceful. Silves itself is a lovely town, offering plenty for some sightseeing and a couple of meals out. Our contact Sonia was extremely helpful with a couple of queries. We had a fantastic week!

Very cosy villa in cultural & layback inland town

2 families of 4, plenty of space in & out of the villa, lot of fruits from the tree (avocados!), AC/Heater in all rooms, all amenities in the kitchen, a beautiful garden, of course the tabletennis table, the pool and the swimming pool were the best spots of the kids. Basically, the villa is very nice and I can't remind of any particular negative point. Silves is a minute away by car and offer a better atmosphere than seaside when you don't search for overcrowded beach, streets & parties.

Beaches are not so far, 15 to 20min by car but either you are 5 or 15min away, you'll send the same time to search for a parking slot at the beach in the middle of the summer... so i don't see why Silver would be too far...

On top of that, the communication with Springvillas was absolutely pro, serious and perfect. Would come back without a doubt ! thanks !

Beautiful spacious villa in well-designed garden

As a family of 8 people with kids at the age of 8-17 we found a perfect place at Rock Gardens to spend two weeks of summer holidays. We enjoyed the location near Silves a little bit off from overcrowded tourist places and beaches. Beaches, however, are in perfect reach, just 15-20min drive by car. Silves is a nice little town with lots of restaurants, a small historical center and a beautiful castle on a hill atop of the town. The town is a 10min walk from the Villa, so perfect for an evening out. The Villa is easy to reach from Faro Airport since the motorway is close by. The house is spacious and well-equipped, also the kitchen. We did not miss a thing. The whole family enjoyed the Pool table and table Tennis- as a welcoming activity besides swimming in the Pool. The Pool itself provides a cover which is great to prevent insects and plants falling into the water at night. Surrounding the Pool there are trees spending shadow which is nice having in mind that the sun ist really hot during the summer months. All in all we spent a happy time at Rock Gardens and would have preferred to stay longer;-) The Service was also perfect - from booking with Miguel to onside care by lovely landlady Sonia. She was super quick in response to any questions at all. If we plan to go to Algarve again, Rock Gardens will be the place we will happily return to.

Villa Rock Gardens was an amazing Villa and exceeded all of our expectations. It was in a great location, the town and local amenities were within walking distance. Great villa with an amazing garden! We found everything we needed to enjoy a very pleasant family break. The pool area was clean and safe with BBQ. The villa is very comfortable with great porches where we spent most of our time. The surrounding area is green and beautiful and Silves has some very nice places to visit like the castle. Sonia and Rita are lovely ladies and welcomed us very well. We hope to come back soon!
